I get asked a lot of the same questions. Not because buyers aren't doing their research — they are, often obsessively — but because Hancock Park is a specific enough market that the usual real estate rules don't always apply, and people know it.

"Is now a good time to buy?"

This one I almost always turn around: good time relative to what? If you're comparing to 2021 when anything with a roof sold in a weekend with ten offers, no, it's not that market. If you're comparing to the long arc of what Hancock Park has done as a neighborhood — the appreciation, the stability, the fact that inventory here is genuinely constrained because these homes don't turn over often — then the answer is that waiting has historically not been a winning strategy in this zip code.

"How much negotiating room is there?"

It depends entirely on the house and how long it's been sitting. A home that came on correctly priced and has been active for under two weeks? Not much. A home that's been repriced once and is nudging 60 days? That's a different conversation. I tell every buyer: learn the house's history before you make assumptions about leverage.

"Should I be looking at Windsor Square too?"

Yes, probably. Windsor Square and Hancock Park are neighbors and they share a lot — the architecture, the tree canopy, the neighborhood feel — but they're not identical. Windsor Square tends to run slightly larger lots, slightly more competitive on price per square foot, and a different pool of buyers. Depending on what you prioritize, one might fit better than the other. I walk clients through this comparison all the time because the answer is actually personal.

"What do I need to know about the schools?"

This is the question I take most seriously because it's the one with the most at stake and the most variation. The public school landscape in this part of L.A. is genuinely uneven, and it changes block by block in ways that surprise people. Private options are strong and in demand. If schools are a factor for your family — and they should be if you have kids — this conversation needs to happen early in your search, not after you've fallen in love with a house.

"Are there any off-market options?"

Sometimes, yes. This is one of the real advantages of working with someone who is embedded in the neighborhood rather than just licensed to sell in it. Relationships matter here. I hear about things before they list, and occasionally I can put a buyer in front of a seller before the property ever hits the MLS. It doesn't happen every week, but it happens.
